Often simply referred to as Townhomes or Condos; Huntsville Townhouses and Condominiums are rapidly becoming a very popular choice of home for many of today’s home buyers. While often the terms townhouse and condo are used interchangeably by casual obsevers, in reality the terms actual refer to two different unique property types.

A Condominium or collection of rooms designed for living space is very similar to apartments. However a condominium is usually owned and occupied by the same person and thus the landlord-tenant relationship does not exist. Condos are individual dwellings within a single building, often multi-story, with several adjoining each other, often with at least one entrance to each from a common hall or entry area.
As a condominium owner you will also share tenancy with other owners in common areas, such as parking, hallways, recreation, and landscaped areas. If you own a condo, you do not own the land surrounding your living space. A condo owner owns only the unit itself, which is taxed as an individual entity, and it is important to note that condominium refers only to the type of ownership and is not a type of house.

In contrast a Townhouse is a single-family dwelling unit constructed in a series or group of attached units with property lines separating each townhouse. A townhouse is like a single family detached home in that the owner owns both the structure and the land on which it sits; but the townhouse it is not detached, so the land on which it sits is limited to the front and back yards. Townhouses are connected to one another in a row, and are usually two or three stories tall.
The important distinction between a Condominium and Townhouse is that a townhouse is not a type of ownership as is the case with condominiums but is simply referring to a type of house.
