2 Story Floorplans

A two story floorplan or one that has more floors, helps to reduce the footprint on the ground. Such a plan can also enable a homeowner to go in for gradual expansion, as when families grow or funds are available.

Open or Closed Floorplan

Floorplans can be open, so that walls are provided only for very private areas. This does allow a lot of flexibility in furniture layouts, and also enables areas in a home to become multipurpose. Closed plans allow for private areas for every member of the family and are by far the most popular.

Split Level Floorplans

Home floorplans can also include living and other areas, that are at different levels. This sort of plan is more suited to the open floor plan, and allows for areas to be demarcated without any need for walls. The difference in level denotes the different functions. Such a floor plan may also be suggested by architects, if the land on which the home is being built has many differences in elevation. A split floor plan will help to take advantage of this, and reduce costs that may be incurred in leveling the site.

Other Considerations for House Floorplans

Costs of installing utilities in any modern home can be quite high, especially if all modern plumbing and domestic utilities are to be part of the home. Modifying plans to ensure that these costs are reduced can be a sensible thing to do. So club washrooms and utility spaces and kitchens so that common piping can be used.

Most homes are places where families look to entertain friends and acquaintances. Planning this in a separate area like a basement, a gazebo or conservatory in the yard can be of enormous utility value.

Consider landscaping when you consider home floorplan types as this can make your home into one that is green and inviting at all times. Orientations must take into consideration weather conditions so that energy costs are saved. Materials used must complement the looks of the home and yet stay within a budget.

Ensure that home floorplan types are chosen after taking the views of all the members of the family. Many ready made plans can be available over the Internet. Modify them to suit your own requirements before you go in for the final construction.
