Why Home Listings have no Addresses

I know it must seem strange to many, especially those relocating here from other areas of the country, that none of the real estate websites in Huntsville display: addresses, square foot measurements, days on market, Google maps, and other very useful consumer information. It is certainly not by our own design, as our  local board of Realtors® stipulates that none of this information can be displayed to the general public and we are bound by these MLS rules.

Whose Responsibility is it Anyway?

Alabama real estate law places a number of fiduciary duties upon real estate agents as they support their customers and clients. One of these fiduciary duties is Disclosure of any pertinent information that may benefit their client in the home buying process. It is hard pressed to see how location data would not be a fundamental part of beneficial information.

Thus since Huntsville homes for sale are not listed with their addresses or directions this is non-public information that is to be provided by the Huntsville Real Estate Agent of your choice.

    Soon to retire (maybe a year or a little more) — just beginning to see what’s out there — and Huntsville may/may not be in the retirement picture — like I said, just beginning to explore.

  2. Ms. Golden – no disrespect intended, but the local board of Realtors® is probably made up of local realtors right? So I would think you could change the policy if you really wanted. My guess is that if a potential buyer has the address in hand then they would not need to establish a relationship with a realtor. May be to their advantage or disadvantage. I would have other motives for having the address. For starters I could bounce the address off the county property assessment website to gain some additional info on the house. Since a seller typically pays the commissions I’d likely still use a realtor , but others may have other motives for not wanting to contract with a realtor.

    Yes you are correct, the local board of Realtors® is made up of local realtors that could easily change this policy.

    Yet the majority (i.e., ~55%-60%) of these members have voted multiple times to withhold addresses and other detail from being published to the general public on websites such as ours. Obviously a small majority of the local membership feel strongly that it is in their financial interest to have it this way or obviously they wouldn’t keep pushing the issue aside, as they did just last week, and then regularly voting against it when it does finally come up for a vote.

    Honestly, for us personally, it would likely be a monetary savings to our bottom line if this information were made public, as you would not believe the hours we spend disseminating this drive-by information to the clients of other Realtors®. While it does get stressful at times, when we’re busy, given the situation we honestly don’t mind helping anyone as long as the number of requests are reasonable …and wow could I tell ya some true stories …lol
