The Astonishing Way Buyers and Sellers – Can Tank a Real Deal!

There are lots of rumors and buzz these days about the Huntsville Real Estate Market being a buyer’s market. Moreover it’s true, our local market does indeed currently favor the buyer:  there are lots of inventory, moderate price declines in some Huntsville Neighborhoods and Price Ranges, and along with record low interest rates how could a buyer not be filled with optimism?

Add to this, that there are genuine signs that buyers are indeed returning to our local market and this summer will be one when BRAC relocations begin to actually occur rather than be just talked about. Nevertheless, it’s also a market of “not right now buyers” whose confidence has been shaken by the economy, news of rising job losses, and their previous homes not selling as fast as they would like. Thus despite the fact of having a buyer’s market, a qualified and motivated buyer is a much sought after commodity.

You have to be ready to go, because buyers are fewer in numbers than in years past and given the economic times they are looking for deals and deals are definately out there. So first off your home has to be priced right and you are likely going to have to be flexible as regards special requests.

What’s up with used appliances anyway?

Don’t scawble over the small things, its amazing how it can take only a take an hour or two to agree on a price and a closing date, and then days to hammer out the specifics regarding the future of a used fridge.

More importantly don’t switch out appliances and light fixtures with ones you have hanging out in storage thinking your buyers won’t notice, because they will and your deal could go south. If a change-out or removal is not specifically written into your contract then simply don’t do it.

Seriously put some clothes on!

Never mind that you always watch the ball game in your jammy shorts, shirtless, and shoeless, I mean we’ve called your listing office and made an appointment, we know you are expecting us, so get dressed would ya.

Better yet consider not even being home. The first thing buyers always ask, ‘Will there be anyone home’? No one likes to make small talk with strangers just for the sake of it, and believe me the last thing a prospective buyer wants or needs is a seller’s guided tour. So if you must be home just fade away or take stroll outside and give us some room to look over the place.

Remember, a deal is a deal is a deal!

Yes, there are lots of overpriced homes on the market right now and many sellers are willing to be flexible as regards an actually selling price, more so than their listing price, especially if they sense a qualified buyer is about to walk.

However remember not every home is overpriced. Please have your agent pull a recent sales history in the neighborhood of interest and compare recent sales prices per square foot with your home of interest. Also if the listing history shows a recent $10k price reduction and the home is now priced right, don’t expect a similar negotiating experience as you would receive on an overpriced home with no history of recent price reduction.

One major life change is enough already!

Ok you’ve got a contract, the home passes inspection, and you’re on your way to closing on your new home. It’s not the time to make additional large purches like, …hey …I just love that new car!

A great way to tank a deal in the making prior to closing is to make an additional financial change in your life and not qualify for your mortgage at the closing table. Now you’ve tanked the deal and who knows you might find yourself calling your parents and threatening to move back home unless they help get your new car debt off your books. So don’t make any rash financial changes prior to closing or you will see all your hard work go south for longer than the winter.
