Nonetheless, &#8216;a single quarter&#8217; does not &#8216;a year&#8217; make and as usual; The news, while mostly good, is not all good. Depending on what side of the market you are on; buying or selling.<\/p>\n<p>Nevertheless from a home sales transaction basis, we have had <strong>growth in the 1st quarter for the last 3 years running,<\/strong> and while still not returning to the peak years of 2006-2007 before the onset of the housing crisis, it is a good trend and in the right direction.<\/p>\n<p><a href=\"\/\/athomeshuntsville.com\/realestate\/wp-content\/uploads\/2013\/04\/HuntsvilleHomeSales0513.png\"><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-large wp-image-15893\" title=\"Click to enlarge Huntsville Home Sales\" alt=\"Huntsville Homes Sales 2008 - 2013\" src=\"\/\/athomeshuntsville.com\/realestate\/wp-content\/uploads\/2013\/04\/HuntsvilleHomeSales0513-500x219.png\" width=\"600\" height=\"240\" \/><\/a><\/p>\n<h3>Huntsville Home Prices<\/h3>\n<p>Some not so\u00a0encouraging\u00a0news, if you&#8217;re on the selling-side of the market, is that, unlike the recently broadcasted national statistics, <strong>Huntsville home prices<\/strong> have weakened a bit over the last couple of years.<\/p>\n<p>The annual <strong>Median Huntsville Home Price<\/strong> in 2011 was down ~1.1% from the previous year, 2012 median home prices were down ~1.7% from 2011, and while we only have partial figures for 2013 the chart below indicates that this trend may be continuing as well.<\/p>\n<p><a href=\"\/\/athomeshuntsville.com\/realestate\/wp-content\/uploads\/2013\/04\/HsvHomePrices05-13.png\"><img decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-large wp-image-15948\" title=\"Click to Enlarge Huntsville Home Price Graphic\" alt=\"Huntsville home prices 2008 - 2013\" src=\"\/\/athomeshuntsville.com\/realestate\/wp-content\/uploads\/2013\/04\/HsvHomePrices05-13-500x286.png\" width=\"600\" height=\"400\" \/><\/a><\/p>\n<h4>A Shift from a Buyers to Sellers Market?<\/h4>\n<p><a href=\"\/\/athomeshuntsville.com\/realestate\/wp-content\/uploads\/2013\/04\/HsvMarketTrendsQ108-13.png\"><img decoding=\"async\" loading=\"lazy\" class=\"alignleft size-medium wp-image-15905\" title=\"Click to Enlarge Huntsville Market Trend Graphic\" alt=\"HsvMarketTrendsQ108-13\" src=\"\/\/athomeshuntsville.com\/realestate\/wp-content\/uploads\/2013\/04\/HsvMarketTrendsQ108-13-300x220.png\" width=\"300\" height=\"220\" srcset=\"https:\/\/athomeshuntsville.com\/realestate\/wp-content\/uploads\/2013\/04\/HsvMarketTrendsQ108-13-300x220.png 300w, https:\/\/athomeshuntsville.com\/realestate\/wp-content\/uploads\/2013\/04\/HsvMarketTrendsQ108-13-150x110.png 150w, https:\/\/athomeshuntsville.com\/realestate\/wp-content\/uploads\/2013\/04\/HsvMarketTrendsQ108-13-500x366.png 500w, https:\/\/athomeshuntsville.com\/realestate\/wp-content\/uploads\/2013\/04\/HsvMarketTrendsQ108-13.png 863w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/><\/a><\/p>\n<p>In the\u00a0chart to the left [<em>click to enlarge<\/em>], more good news comes to our attention.<\/p>\n<p>Contiguous days-on-market have declined from 2010-2012 levels 0f ~130 &#8211; 140 days, to 113 days for the quarter just ending, \u00a0thus homes are selling a bit faster than they have in recent years.<\/p>\n<p>Additionally months of supply inventory, also known as absorption rates, have come down from <strong>12 &#8211; 13 months<\/strong> of first quarter supply; to <strong>10 months<\/strong> of inventory for the 1st quarter of 2013. Another good trend in the right direction.<\/p>\n<h4>Does this good news make a seller&#8217;s market?<\/h4>\n<p>Hardly! &#8230;In an ideal seller&#8217;s market we will have homes sales, prices, and inventory trending in the direction of sellers and thus moving away from buyers. Such in not the case in the current Huntsville market:<\/p>\n<ul>\n<li>Home Sales Trending Upward &#8211; Advantage Seller<\/li>\n<li>Home Prices Trending Downward &#8211; Advantage Buyer<\/li>\n<li>Inventory Greater than 8 Months &#8211; Advantage Buyer<\/li>\n<li>Overall &#8211; Advantage Buyer<\/li>\n<\/ul>\n<p>It is important to note that our overall market analysis here is applied across the entire Madison county market and across all price ranges.
