We had a GREAT discussion with loan office <a href=\"https:\/\/pncmortgage.com\/Locations\/Branch\/Loan_Officer.aspx?EmployeeId=2960\">Shelle Neupert of PNC Bank<\/a> about getting financed for a home, improving your credit, and how to avoid any mortgage &#8220;snafu&#8221;s after you\u2019re under contract for your home.<\/p>\n<p><iframe loading=\"lazy\" width=\"500\" height=\"281\" src=\"http:\/\/www.youtube.com\/embed\/mdCzqQgFaEM?feature=oembed\" frameborder=\"0\" allowfullscreen><\/iframe><\/p>\n<p dir=\"ltr\" style=\"text-align: left;\">We learned some pretty surprising things about credit during our chat. Namely, the category \u201cDispute\u201d appearing on your credit score is a \u201cno go\u201d for getting a home loan. You can technically dispute a collection, but to get approved for financing, the collection must appear in the bureau report as either \u201cResolved\u201d or \u201cPaid\u201d. Who knew?<\/p>\n<p dir=\"ltr\" style=\"text-align: center;\">We also debunked a few financing myths:<\/p>\n<ul style=\"text-align: left;\">\n<li>\u00a0\u00a0\u00a0A 20% down payment is not required for all loan products. However, many loan \u00a0\u00a0\u00a0\u00a0products with criteria less than 20% down also come with PMI.<\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li>\u00a0\u00a0\u00a0You do not have to have \u201cperfect credit\u201d (read: score of 720 or above) to get financing.\u00a0 While criteria varies among loan products, PNC Bank has a product\u00a0 with a\u00a0 minimum credit score of 620 required. That\u2019s just one example.<\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li>\u00a0\u00a0\u00a0It is not necessarily \u201charder\u201d to get a loan post market bust. There is more \u00a0\u00a0\u00a0\u00a0documentation required to get a loan, which can be particularly problematic for \u00a0\u00a0\u00a0\u00a0individuals who are undergoing a job transfer or those who are self employed.<\/li>\n<\/ul>\n<p dir=\"ltr\" style=\"text-align: center;\">And, of course we\u2019d be kicking ourselves if we didn\u2019t cover the huge mortgage \u201cDON\u2019T\u201ds for getting to the closing table unscathed:<\/p>\n<ul style=\"text-align: left;\">\n<li>\u00a0\u00a0\u00a0DON\u2019T make large purchases &#8211; It\u2019s going to throw the underwriters off.<\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li>\u00a0\u00a0\u00a0DON\u2019T open a new line of credit &#8211; No new credit cards, car loans&#8230;etc. It may catapult you outside the perimeters of your loan product criteria. Don\u2019t even cosign a loan (which is good advice anyway.)<\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li>\u00a0\u00a0\u00a0AVOID inquiries to your credit &#8211; Surprise! Having your credit \u201cpulled\u201d can actually \u00a0\u00a0\u00a0\u00a0lower your score.<\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li>\u00a0\u00a0\u00a0DON\u2019T randomly deposit thousands of dollars into your bank account &#8211; Your\u00a0 lender is required to have thorough documentation for any large deposit, so if you win the Publisher\u2019s Clearing House Sweepstakes, talk to your lender before you deposit those winnings!<\/li>\n<\/ul>\n<p dir=\"ltr\" style=\"text-align: left;\">Our biggest take away here is that you really should speak with a trusted local lender before you start \u201chouse shopping\u201d.
