It&#8217;s a great time to buy a home, but it&#8217;s a tough time to sell a home in Huntsville. \u00a0 Prepare for a tug of war!<\/p>\n<h3>Selling Can be a Pleasant Experience &#8211; If You&#8217;ll Take Our Advice<\/h3>\n<p>Here are a few things that you MUST keep in mind if you are planning to sell your Huntsville home.<\/p>\n<blockquote><p>PRICE: \u00a0This is always the dreaded conversation but the conversation that is of the utmost importance. \u00a0You get one shot at pricing your home right. \u00a0Statistics show that overpricing your home WILL net you less in the end. \u00a0Now may not be the best time for you to sell. \u00a0If we don&#8217;t believe we can get you the price you &#8220;need&#8221; we will be the first to tell you. \u00a0There is absolutely nothing we can do to get an overpriced home sold&#8230;nothing. \u00a0<a title=\"buying a home in Huntsville\" href=\"\/\/athomeshuntsville.com\/realestate\/2012\/01\/03\/overpriced-huntsville-homes-for-sale\/\">Buyers determine the values of homes <\/a>in this market. \u00a0That is a sad fact but one we must comes to grip with. \u00a0Think like a buyer!<\/p><\/blockquote>\n<blockquote><p>CONDITION: \u00a0Not only must your home be priced right, but it MUST be showroom ready. \u00a0Again&#8230;you get ONE first impression. \u00a0Our Huntsville homebuyers begin sizing up the homes the moment we pull up to the curb. \u00a0From that very moment on, they start deducting dollars for MINOR issues. \u00a0 We always recommend a pre-listing home inspection. \u00a0It&#8217;s better to address the issues NOW, rather than to lose a sale later. \u00a0The issues WILL matter to buyers. \u00a0 Why not handle them now, rather than waiting for the ball to drop later. \u00a0This could and has cost many sellers a ready, willing and able buyer.<\/p><\/blockquote>\n<blockquote><p>SHOWROOM READY: \u00a0Due to a large supply of homes on the market, buyers have many, many homes to chose from. \u00a0They will be comparing your home to many others in the same price range. \u00a0Start at the front door and look at your home through a buyers eyes. \u00a0Peeling paint, stained and dirty concrete, worn carpet, odors, crazy pain colors and broken blinds ALL make a buyer feel as if\u00a0you didn&#8217;t take care of your home. \u00a0From curb appeal to carpeting to paint choices&#8230;they expect perfection or the price had better reflect the changes needed. \u00a0Gone are the days of &#8220;allowances&#8221; to make necessary changes. \u00a0Buyers want it all and quite frankly, they are getting it all more times than not.<\/p>\n<p>NEUTRALIZE: You may love your red walls and funky carpet, but the majority of home buyers will not. \u00a0Prepare your home for the majority. \u00a0There is always an exception to that rule, but let the professional make that decision.\u00a0 \u00a0Make your closets look spacious. \u00a0Pack things up and put them in storage if necessary. \u00a0Trust me on this one&#8230;if a home is cluttered, you will NOT get top dollar. \u00a0Not even close. \u00a0Make your rooms look spacious. \u00a0 The worst thing you can do is show a buyer that you have outgrown your home&#8230;they too will feel as if they have outgrown it. \u00a0Remember, you are staging your home to sell..not to live in.<\/p>\n<p>MAKE YOUR HOME AVAILABLE: \u00a0The first thing I tell my sellers is to be ready to show at any time. \u00a0Most buyers want to look &#8220;NOW&#8221;. \u00a0At times buyers agents will have sufficient notice. \u00a0 More times than not, it will be short notice. \u00a0With the competition being as tough as it is, let them in when they want to see it. \u00a0Prepare in advance. \u00a0For\u00a0heavens\u00a0sake, do NOT require a 24 hour notice. \u00a0 That is a sure fire way to ensure you will have very few showings. \u00a0Buyers are not going to wait&#8230;it&#8217;s all about them&#8230;remember?<\/p>\n<p>HIRE AN AGENT THAT WILL TELL YOU THE TRUTH: \u00a0Not just what you want to hear. \u00a0Telling you what you want to hear will not get your home sold. \u00a0Telling you the truth will. \u00a0Interview more than one agent. \u00a0Do they have a marketing plan? \u00a0Do they have an online presence&#8230;nearly 90% of buyers begin their search online. \u00a0Do they know the <a title=\"Huntsville Real Estate Market\" href=\"\/\/athomeshuntsville.com\/realestate\/2012\/01\/28\/housing-market-2011-wrapup\/\">Huntsville Real Estate market<\/a>? \u00a0 What will this agent do that will help set your home apart from the rest of the\u00a0competition? \u00a0 Teamwork, all the way!<\/p><\/blockquote>\n<p>There are things you can&#8217;t change when selling your home in Huntsville. \u00a0Location and style of home. \u00a0There are many more things that you DO have control over to ensure your home selling\u00a0experience is\u00a0a\u00a0pleasant\u00a0one. \u00a0You are given one opportunity&#8230;make it a great one!
