In many ways the Garden / Patio Home is a mix between a Townhouse and a Detached Single Family residence. Thus one way to describe them is as detached Townhouses, because they are freestanding houses as opposed to Townhouses or Condominiums, but they also offer little to no maintenance plans, lawn work, etc. Homeowner associations within these communities often times offer community pools, parks, fitness center, and some even have community lakes.

Garden / Patio Homes are not centered on the property lot as is typical of Detached Single Family Homes. They are generally positioned directly on the side of the property line. The side of the home that is positioned on the property line is called the “zero wall” or “zero lot line” because it rests zero distance from the side property line.
Most times there are no windows or doors on the zero wall, therefore it actually acts as a privacy barrier between neighbors. Moreover often times there is also a gated driveway between each home. Thus the zero wall, gated drive-way, and the walls of your own home create the courtyard patio effect.
With the drive-way located on the same side of each home, and with no shared walls, a look of architectural kinship develops for the street-scape. Therefore a sense of continuity is created and a unique neighborhood look and feel starts to emerge.
