“What a time to be a Huntsville Realtor!”, some may ponder. The country is in a recession, national unemployment has reached above 10%, and the news media paints a pretty dull picture of the economic times we are in. With all of that negative energy, who would consider buying a new home?
Well, every cloud has a silver lining. The silver lining these days comes in the form of the Home Buyers Tax Credit package offering a great incentive of up to a $8000 tax credit to first time home buyer’s and $6500 for repeat home buyers until April 30, 2010. Indeed so many local Huntsville Home Buyers are taking advantage of this offer. Moreover, how refreshing it is to work with young couples buying their first home together or singles making the plunge into home ownership. Whatever the situation, first time buyers are so much fun to work for within the current home buying process.
My experience with “first time home buyers” has been pure delight. This being the biggest financial event in their lives, it is a given that they are very dependent upon my knowledge as an experienced Realtor to give them good sound guidance. We meet at the office for the first time and exchange polite chatter for a few minutes. As we discuss their desires to find a home, most of the time I find that they have not pursued a mortgage lender to pre-qualify them to buy a home.
Once this step is taken, things become much easier and we have a price range to work in and we hit the street running. Once we find the perfect house, mom’s, dads, sisters and even friends may be part of the decision making process. The next step is to write an offer. When the negotiating process is complete, we proceed to the home inspection. This seems to make everyone hold their breath hoping for a good report. Then finally, all repairs are made, we do the final walk-through and proceed to the closing table. Everyone is thrilled! After signing their name a zillion times, these first time home buyers get the keys to their first home and the process is complete.
What sheer joy to work with these first time home buyers and how good the feeling is to assist these young couples; it makes me realize why I love my job. So if you’re in the market as a first time home buyer please browse our starter neighborhood posts and please don’t hesitate to email me your questions or simply give me a call at 256-479-9337 and we will get the process rolling.
