Huntsville Real Estate Market – Best of the Best
The Best of the Best
If you are a regular reader of these pages then you likely know that one of the distinguishing features that separates us from our competition is the quality and capabilities of our website content. Moreover, when it comes to understanding and following the local real estate market in its up-times and down-times there is little local content in which to make a comparison.
We make every effort to report what we actually witness and pull from the local MLS sales database with as little spin as humanly possible. When times are hard we do tend to publish follow-up articles to dig deeper into cause-and-effect methodology and we also admit that we are not perfect, nevertheless for us: to spin is a sin! …and we have little doubt that after reading some of our market articles closely, especially over the last year of trying times in the real estate industry that you will likely concur, you may not always agree with our conclusions but you will know that we shoot straight from the heart which in itself adds value to our content!
Since our database of articles is growing rapidly and it is unlikely that readers will get the gist of our theme by reading only recent articles, we have added this page to our website sidebar to introduce and explain our market reporting theme via a selection of examples. If one thing can be said about market statistics it is that they are temporal and relative only for a short duration, as the market in reality is very dynamic and changes frequently. Thus a little history follows:
Statistical Methodology
In some posts, prompted almost entirely by reader email, we explain why it is we favor certain statistical measurements over others. Other articles explain basic concepts of statistical terms often not within the everyday vernacular of consumers. Here are a couple of examples:
What is Absorption Rate and How is it Calculated?
Which is best: Average Sales Price or Price per Square Foot?
Local Market Reports
Our market reports focus on the Huntsville Metro Area and often span 2 to 3 articles a month focusing on sales, prices, and inventory. These articles are very temporal and the most recent are always displayed in the Market Statistics category of the blog’s sidebar for quick access. Here are a couple of examples:
Detailed Pricing and Sales Analysis
At times given the dynamics of the market we will publish special reports that analyze in more detail the cause and effect of certain statistical trends. These reports are extremely important for customers and clients that are currently in the market, as well for us to keep a close measurement of the pulse of the local market, so as to advise our clients wisely.
In some of these cases, per the request of clients, we will explore details of particular neighborhoods and subdivisions as well as providing Comparative Market Analysis for individual properties on our client’s short list.
