Settling for a home you don’t love or overpaying can have long term consequences, in terms of both finances and happiness. If you are selling your home, listing it too low can cost you money, and listing it too high can cost you precious time on the market. A devoted Realtor® seeks first to be a strong advocate for his or her clients to help them avoid these pitfalls. Here’s what you should expect from a strong Real Estate Advocate:

1 - Someone to Represent Your Best Interests

It’s important to have an agent who will represent YOU and YOUR interests, rather than the other party’s (or their own) interests. A good advocate will work for you in finding the right home and will fight for you to get it at the right price, as opposed to trying to close on a house as fast as possible without really looking out for you. Don’t settle for something you don’t absolutely love, a strong advocate would not expect you to!

2 – Someone Who Can Take Emotion Out of the Equation

As a buyer, your job is to fall in love with a house. The gorgeous kitchen, the huge bedrooms, all of that. Your agent, however, should look at the house without emotion. A good advocate will be looking for possible foundation issues or water damage, not just focus on the beautiful granite counter-tops and the landscaping. It’s important to have someone representing you who knows the entire process, even those items which may come up that are outside of the ordinary. A good advocate will prepare you ahead of time for possible “road bumps” – and have a plan just in case. They will make sure you know when to do the home inspection and what to do after it. A good advocate will be your partner from the first time you meet all the way to the closing table (and after!)

No real estate agent knows every detail about every subject. We must rely on experts in other fields, whether it is a lender, a home inspector, an electrician, etc. For instance, a good lender is worth more than just saving a quarter of a percent on interest, they can also spare you delays and lots of unnecessary stress. Foregoing a home inspection can cause many headaches and added costs down the road. A good advocate will be able to reach into their professional network to find you a list of experts based on actual client experiences!

5 – Someone Who Knows the Market

In real estate, every market is different and every market is changing. Whether it is new housing developments being built or new jobs coming to the area, a good advocate must stay on top of these items because they affect your home’s value.
