These are strange times in real estate. Even here in North Alabama where our market has been relatively stable, lending restrictions are having an effect. New construction is nearly at a standstill. Builders are cautious. Most can’t afford to build spec houses. And those who can are wisely holding off.
But where there is difficulty, I see opportunity. Southeast Huntsville is on the verge of Renaissance. Those who are in a position to buy and take advantage of the ‘crazy low’ mortgage rates can find rare jewels. And Renovation is the word of the day.
Allow me to introduce you to Weatherly Heights. Ask any Realtor to tell you where it is and most won’t have a clue. That’s why my husband and I bought up here 10 years ago: privacy, convenience and general quality of life. Weatherly Heights is an enclave — a hidden jewel in the heart SE Huntsville. Fantastic SE schools (Weatherly, Whitesburg and Grissom), large lots, mature trees, stable resale, interesting topography, and endless possibilities.

There’s only one way up — Nottingham becomes Westleigh and takes you to the top. On the way, you pass old 1960 ranchers on fantastic treed lots with cool natural rock formations and privacy galore. Turn left on Hampshire and you’ll wind your way around the southeast side of the hill with shady sloping yards and a steady breeze. You might see a car or two pass by, but rarely more than 10 in an entire day. Peaceful nature only minutes from the Arsenal.
Home purchase opportunities are rare on Weatherly Heights. Usually homes are passed from generation to generation, but this year seems to have been lucky for folks wanting to snag a place on ‘the hill’. Prices range from the mid to high 100’s for homes that need work — much like Blossomwood back in the 90’s before the homes were all scooped up and renovated. Those that have been rebuilt would be priced in the mid-high 300s if their owners were actually willing to sell.
On Weatherly Heights, it’s not about the condition of the house (most need work and minor structural repair), it’s about that magic real estate mantra — LOCATION, LOCATION, LOCATION. If you can find one under 150K, snatch it up. Renovate or rebuild — the location alone is worth the price.
