Conventional Wisdom says Wait
Spring may be Greener in the Huntsville area in March-April. But give me a call and learn how to get more Green in your wallet now! Several sellers have told me and other agents in the Huntsville metro area that they will “just wait until spring” to list their Huntsville Home. While this is the conventional wisdom, this year is very different!
For sometime I have been encouraging past and present clients to get going and let’s put their home on the market for sale now, immediately after the Holidays. So many benefits for all involved. Quite a few of my clients have been delighted to know that if you have been in your home for at least 5 years, you are entitled to a “move up” tax credit of $6,500. Another benefit is the $8,000 “first time homeowners” tax credit. What a great way to take advantage of “being a taxpayer”.
However this year is different
Current buyers this year are up against a time-line since the tax credit is eligible only for sales contracts finalized before April 31st, thus instead of waiting to list your home in the spring and following the normal conventional wisdom, now! in the midst of a closing tax credit window is truly the right time to get on the market!
Don’t wait unless you want to have more homes on the Huntsville Real Estate market and less anxious buyers when you list, which means more Huntsville homes that the then smaller buyer pool can choose from. Both Supply and Demand say move Now! to sell Quicker and possibility at a better price.
Often times when I am with a prospective buyer or seller they often want to know: What area is the “best” area to buy or sell a home in? In the following chart I have enclosed some data from the Huntsville Board of Realtors that I believe you will find very useful. Whether you are selling or buying, it will show the “hot areas”, average days on market, etc. Knowing where the fastest Selling areas are and where the Least number of homes are on the market. This is what you need to look at to decide “When do I Sell? When do I buy?
